Our villa management services consist of an extensive range of activities intended to maximize
investment returns for villa owners and create memorable guest experiences.
We propose three packages :
- Mandatory standard package : The management fee is 20% of the gross rental
income generated by the Villa. This package includes everything described below
except services included in Add-on package 1 & 2.
- Optional Add-on package 1 : This package includes housekeeping, villa
maintenance and villa repairs.
- Optional Add-on package 2 : This package may include concierge services,
pest controls and insurance management.
The gross rental income for the billing period is the total rent paid by the tenant before deducting
any expenses or taxes.
The money that the tenant pays as a security deposit/bond is not considered as a rental income.
In months with no rental income, a minimum fee of IDR 1 500 000 shall be applied, covering all
routine charges (clients visits, monitoring of « maintenance, cleaning, pool maintenance » ,etc..)
The landlord shall maintain a permanent credit line of IDR 10 000 000 for prompt payment of expenses
for which the landlord is responsible.
I. Strategic pricing, marketing campaigns, sourcing tenants and online booking for the
property
- Strategic Pricing: With our proprietary software, we determine and
establish a minimum rental price in the expenses worst-case realistic forecast to ensure a
minimum return on investment of 10%.
- Tenant Sourcing: With our proprietary software, we scan for and
connect with ideal tenants looking for villas in attractive locations, ensuring that your villa
is filled with the best guests. On a daily basis, an average of 40 to 50 rental requests are
managed by our company.
- Listing & Online Booking: We list your villa on our website
(www.baliparadiseestate.com), we will engage potential tenants to discover further details about
your villa on our website and the potential tenants will use our convenient online booking
system.
- Pre-Arrival : This includes responding to inquiries, handling bookings
II. Guest Communication:
- Guest Communication: We handle pre-arrival communication, providing detailed
check-in instructions, answering guest questions, and addressing any concerns before their
arrival. This ensures a smooth and welcoming experience.
- Concierge Services (Paid directly by the guests): We can arrange for airport
transfers, private chefs, in-villa spa treatments, activity bookings (tours, water sports,
etc.), and other customized requests to enhance the guest experience and generate additional
revenue.
III. During Guest Stay:
- Check-in/Check-out: We handle smooth and efficient check-in and check-out
procedures, including key exchange, property orientation, and addressing any immediate needs.
- Standardized Leases: Simplify legalities with pre-generated tenant lease
agreements for new renters.
- Housekeeping & Maintenance: Through the services included by the add-ons package
1, we ensure the villa is impeccably clean and maintained
throughout the guest stay. This includes regular cleaning, linen changes, pool maintenance (if
applicable), and prompt attention to any maintenance issues reported by guests.
- Guest Support: We provide guest support, responding promptly to any queries or
issues that arise during their stay. This might include troubleshooting minor problems,
providing recommendations, or coordinating emergency services if necessary.
- Security: We implement security measures to ensure the safety and security of
both the property and the guests, including regular property checks.
IV. Post-Departure & Property Management:
- Check-out Inspection: We conduct a thorough post-guest departure inspection to
assess the condition of the villa and identify any damages.
- Inventory Management: We maintain an accurate inventory of villa amenities and
supplies, ensuring adequate stock levels are maintained.
- Feedback: Guest feedback collection and analysis
- Accounting & Financial Reporting: With our proprietary software, we
provide detailed financial reports (Demo 1 - Demo 2 - with simulated and
incomplete datas) to the owner, including income, expenses, and net profit, ensuring
transparency and accountability. This may include processing payments and managing tax
obligations.
- Property Maintenance & Repairs: Through the services included by the add-ons package
1, we proactively manage preventative maintenance
tasks and coordinate necessary repairs, ensuring the villa is always in top condition. This may
involve managing contractors and obtaining quotes.
V. Optional Add-on package 1 :
Your property will receive services including, interior cleaning (vacuuming, dusting, bathrooms,
kitchen), linen changes, and pool cleaning (if applicable, including skimming, vacuuming, and
chemical balancing). Garden maintenance (if applicable) and garbage collection are also included.
For monthly rentals, the above services are done once per week.
Payments to the contractors may be executed through various methods:
- The villa manager is responsible for paying the contractors: The landlord
has to pay a fee of 5% of the gross rental income generated by the Villa. Available for monthly
rentals.
- The landlord is responsible for paying the contractors: Required for
daily/weekly rentals. Available for monthly rentals.
- The guest is responsible for paying the contractors: Required for yearly
rentals.
All activities focused on either corrective or preventive maintenance measures are paid by the
landlord.
The villa manager oversees all those above services.
VI. Optional Add-on package 2 :
- Pest Control: Regular pest control services to maintain a clean and pest-free
environment.
- Insurance Management: Assisting with villa insurance matters.
Upon request, all those services are paid by the landlord.
VII. Observations :
- WIFI is paid by the landlord
- Electricity, Drinking water, Gas for cooking are paid by the guests
- Given that we deliver all necessary services from the tenants sourcing, booking process to guest
support, traditional booking platforms is optional, so you can save upto +18.56%

While a PTMA allows foreigners to legally sublease villas, the associated costs and
administrative burden (taxes, declarations, insurances, etc.) can be substantial, especially for
a single long-term leasehold villa. Setting up a PTMA may be more viable if you plan to acquire
multiple freehold villas or lands for a larger rental business.
For a more convenient option, consider hiring a Bali villa management

- Local Bank Account: You’ll need to open one to facilitate transactions.
- Tax Obligations (Long-Term Lease):
- 10% Monthly Rental Income Tax: Collected and remitted to the government by our
company.
- 10% Monthly Profit Tax: Paid directly by the landlord to the government.
